WHO QUALIFIES AS RESIDENT?
To qualify as a possible tenant, renters must meet a necessary set of criteria here is a list of the requirements:
REQUIREMENTS TO APPLY AS A TENANT

An application must be completed for each occupant 18 years of age or older.

Each applicant over the age of 18 who is going to live in the property must pay a non-refundable fee before their application is processed..

Some homeowners and condominium associations may require a separate application and fees, and if this is the case, you must also submit a separate application to those homeowners or condominiums associations along with any other application fees required.

All applicants must present valid government-issued identification. Applicants who are not US citizens may be required to submit additional documentation demonstrating the applicant’s right to live in the United States until the end of the lease term.

All requests take up to 48 hours to process. An application will not be processed until all documents required by the applicant have been received (identification, social security card, 1 month worth of pay stubs, government award letter, child support order).

A member of our office staff will contact you once your application has been approved or rejected.

Tenants must have a combined gross income of at least three (3) times the monthly rent. Income must be verified in writing; applicants may provide recent pay stubs. A minimum two-year residential history is required. The rental history must be rated as satisfactory or better, with no record of evictions. We reserve the right to require a co-signer, guarantor, or a higher security deposit. Co-signers are accepted solely at the manager’s discretion, as they must meet all requirements.
IMPORTANT ACTIONS WHEN MOVING

Contact your local utility companies to have the bills placed in your name. If possible, do so a few days before the move, to avoid unpleasant surprises.

Pay close attention for any damages or problems with appliances or accessories. If you notice a problem, contact the ISTAMA Group team immediately to resolve the problem.

Verify that all smoke detectors are in working order and have working batteries.

Confirm that all windows and doors are in good functioning condition and that they close properly.

Get renters insurance for the new property. Remember, policies vary widely in terms of coverage and expenses. In addition to protecting the property itself, consider purchasing insurance for your personal items.

Update contact information for financial and personal accounts.
